The purchase of a home is one of the most important investments you will make and you should take as much time preparing for it as you possibly can. Shopping for houses is not one of those areas where you can impulse buy, so know what you are looking for before you look and be prepared so that you can meet the realtor eye to eye and keep control of the situation.

Before you purchase a home, you need to consider location. Location, location, location. Where will your children be going to school? Even if you don’t have children yet, you aren’t going to want to move in the future if some come along and start wanting to go to school or something silly like that. Case out the area you choose and find out where all of the important places are, doctor’s offices, post offices, schools, grocery stores, etc. It’s not even a bad idea to go for a walk through some of the neighborhoods and talk to people you meet on the way, asking them if they like the town and what they can tell you as far as inside information.

Get a consultation from a mortgage company before you start looking. Find out how much of a mortgage you will be able to get approved for. This will help you in selecting houses in your price range, plus, it will give you a contact at the bank when you are ready to officially apply for the loan.

There are many loan and grant programs for first time home buyers and you should check into them now. Once you purchase a home, you are no longer a first time buyer, so take advantage of these programs when you buy your first home. Getting information about any available programs will help you decide how much you can afford to spend on a house.

If you are positive you will be buying a house, start packing. Pack any non-essentials in your current home so that when moving day comes you won’t have so much work to do. Get all of the information necessary to leave your current residence. Is your lease up or will you have to pay a penalty? If you are selling your house, do you need to sell it before you can buy your new one?

Once you get all your ducks in a row, be certain when you make your choice. This house is going to be your home for quite some time, so you will want to make sure it is perfect and someplace where you can be comfortable enough for a long stay.
